Screening includes calling your current and/or former employers or sources of income, references, and landlords. Screening also includes obtaining a credit report, checking public records and verifying information on the application. Screening fee is $35 per applicant over the age of 18. By signing this application, the undersigned hereby authorizes the screening process. If you are denied tenancy based on information reported, you have the right to dispute it by contacting Watts Properties at the above address. If adverse action is taken based on the consumer report, you have rights under the Fair Credit Reporting Act, including the right to obtain a free copy of the report and to dispute the accuracy or completeness of any information in such report. CORRECT INFORMATION – Applicant affirms that all of the above statements are true and complete. Giving false or incomplete information herein may constitute grounds for rejection of the application, termination of right of occupancy, and or forfeiture of deposits, and may constitute a criminal offense under the laws of Washington State. Applicant understands he/she acquires no rights in the rental unit until a Rental Agreement has been signed. If a Rental Agreement has been signed and the undersigned decides not to move in, all fees (including deposit, rent, etc.) will be forfeited to Watts Properties as liquidated damages.

Watts Properties Acceptance Policy

  1. We are an equal opportunity housing provider.
  2. We do not permit waterbeds.
  3. We allow no more than three people in a 1-bedroom unit, five people in a 2-bedroom unit, and one person in the studio.
  4. All prospective tenants age 18 and over must fill out a rental application.
  5. Our screening process includes:
    • Verifying information provided on the rental application.
    • Confirming income for the past 12 months.
    • Contacting present and previous landlords for rental history.
    • Obtaining a credit report from a credit-reporting agency.
    • Reviewing public records, including criminal/court & sex offender records.
  6. We accept the first applicant who meets our minimum requirements.
    • Presents valid picture ID and proof of Social Security number.
    • Earns a gross monthly income equal to or greater than 3x the monthly rent.
    • Has 12 months of verifiable income.
    • Has 24 months of verifiable, favorable rental history or home ownership.
    • Has never been evicted.
    • Does not owe money to a current or former landlord.
    • Is able to pay a refundable deposit (refundable at move out after 9 months) upon approval of rental application.
    • Is able to pay one month’s rent prior to or on move-in day.
    • Has favorable credit history.
    • Has not filed bankruptcy in the past 7 years.
    • Has not been convicted of a violent misdemeanor, a felony, a sex or drug offense: and has no warrants out for his/her arrest.

 

     7.   An applicant may be denied residency for incomplete or false information or his/her rental application, or for
           failure  to meet our minimum requirements.
